Premium Timberland Investment Property
The Leeds-Sandy River Tract is a premium timberland investment property in southwest Chester County. Most of the current timber value is provided by more than 1,000 acres of once-thinned planted pines established in 1996. There are also more than 450 acres of pine plantations established in 2003.
Recreational opportunity is just as substantial as the timber value. A large portion of the property was historically used for grazing. Old fences lined with Red cedar are still evident.
The topography is uniquely gentle on most of the property. Quail habitat could easily be developed for hunting without the typical exertion of walking hills in the piedmont. There are 3 small farm ponds and a stocked 1.5 acre fishing pond. Opportunities for game patches and stand locations are endless.
The east boundary of the property is a beautiful 10,000’ stretch of Sandy River.
Long-term investment quality if further enhanced by opportunities associated with having over 6,500 feet of paved road frontage and 8,000 feet of CSX rail frontage. The tract is located on Leeds Rd, just north of SC Highway 72, 14 miles west of Chester. Columbia, SC and Charlotte, NC are both slightly more than an hour drive.
